Business Assistance Program

The Business Assistance Program provides financial and technical support to property owners and commercial tenants looking to launch or expand their business in downtown Ocean City. If your business is located south of 17th Street, you may qualify for a grant of up to $10,000 to help with interior renovations and fit-out expenses for your new location as well as major interior renovations or rehab of existing businesses.

With funding from the Maryland Department of Housing and Community Development, OCDC helps businesses create inviting, fully functional spaces that contribute to the economic growth of downtown Ocean City.

Program Goals

The Business Assistance Program aims to:
 

  • Help new businesses build out interior spaces

  • Support major interior renovations of existing businesses

  • Assist with business expansions at current or new locations

  • Improve functionality and appearance of commercial interiors

  • Promote economic vitality in downtown Ocean City


OCDC reviews each project individually and determines funding levels on a case-by-case basis.

Financial Assistance

  • Up to $5,000 in grant funding (must be matched by at least $10,000).

  • In cases of substantial investment, applicants may qualify for up to $10,000.

  • Grants can be combined with other OCDC programs, but total funding cannot exceed one-third of total eligible project costs.

Eligibility

To qualify, applicants must:
 

  • Hold at least a one-year lease (if a tenant)

  • Have a valid Ocean City business license

  • Obtain all required permits and meet code requirements

  • Receive written approval before starting work

  • Use licensed, insured contractors (no immediate family members)

  • Complete projects within six months of approval


Projects started before approval are not eligible. Owner “sweat equity” is not reimbursable.

Eligible Improvements Include:
 

  • Floor treatments

  • Electrical and plumbing systems

  • Lighting

  • Walls and ceilings

  • Interior doors

  • Painting

  • Permanent fixtures

  • Fixed appliances for new businesses (e.g., walk-in freezers, ovens)

  • ADA compliance improvements

  • Ductwork

Step 2

Get a Contractor

Obtain a proposal from a licensed contractor.

Step 3

Apply

Fill out and submit the Business Assistance Program Application

Step 4

Submit Documents

Provide the contractor's proposal alone with your application

Step 5

Board Review

The OCDC Board will review your project and determine funding.

Step 6

Approval

If approved, you'll receive an award lettter and next steps.
